TID, the developer behind the Lentoria project, offered a sneak peek of its development in Lentor Hills on February 17, starting at S$1,965 per square foot (psf).
Situated in District 26, Lentoria, a 99-year leasehold property, is set to accommodate 267 units and marks the fourth new launch in Lentor out of the six Government Land Sales (GLS) sites that have been sold thus far.
The one-bedroom units, spanning 538 sq ft, are priced from S$1.18 million (S$2,190 psf). Two-bedroom units, ranging from 700 sq ft to 732 sq ft, start at S$1.4 million (S$1,965 psf). Three-bedroom units, with sizes ranging from 915 sq ft to 1,119 sq ft, begin at S$1.8 million (S$1,974 psf). As for the four-bedroom units, which range from 1,206 sq ft to 1,345 sq ft, pricing details will be announced shortly by TID.
TID, a joint venture between Hong Leong Group and Mitsui Fudosan, expressed confidence in the market, with Yoichi Kaga, the managing director of TID, stating, “With our entry, Lentor will have four projects for prospective buyers to consider. We are confident that considering our project’s quality and size, we will manage a relatively good sales pace.”
Lentoria’s launch follows that of Lentor Modern, Lentor Hills Residences, and Hillock Green. The first project, Lentor Modern, achieved an 84% sales rate during its September 2022 launch weekend, with prices ranging from S$1,856 psf to S$2,538 psf. Lentor Hills Residences, the second project, experienced a milder response in July 2023, selling 50% of its 598 units at an average price of S$2,080 psf. Hillock Green at Lentor Central sold 27% of its 474 units in November 2023, averaging S$2,108 psf during the launch weekend.
TID acquired the 10,819 sq m site for Lentoria at S$276.36 million (S$1,130 psf ppr) in September 2022. The last launch by TID before Lentoria was the 165-unit One-North Eden, which achieved an 85% sales rate during its April 2021 launch weekend.
The Lentoria preview is scheduled to conclude on February 27, with sales booking commencing on March 2. Additionally, at least 20 new residential projects are anticipated to hit the market this year, including Lentor Mansion, slated for launch in March.
